In the post-COVID world, along with a dramatic improvement in communication infrastructure, a revolutionary shift in the way we work has occurred. While working in an office was once the norm, it is now possible to work from anywhere. This increased flexibility has also led to expanded access to peripheral services such as daycare centers and elementary schools. It has once again highlighted the importance of local resources and communities.

However, this change will not equally benefit all regions. In terms of real estate valuation, only some areas will see increased potential, and their success will depend on the efforts of local communities. If a region can enhance its attractiveness and attract residents and visitors from outside, it can survive and prosper.

Changes in regional evaluation criteria

Previously, areas with high land prices and population density, especially around train stations, were considered valuable locations. However, nowadays, the strength of the local community—that is, whether it can succeed in the market—is a more important indicator. For example, Gojome Town in Akita Prefecture, Obuse Town in eastern Nagano Prefecture, and Shiojiri City in western Nagano Prefecture are considered successful areas within their respective markets. Beyond these areas, places with features such as universities also have the potential for a growing young population and possess latent power.

When evaluating a region, it's necessary to consider not only past transaction prices but also the region's potential and the vitality of its community, much like evaluating a company's CEO. A comprehensive evaluation of diverse factors, such as the region's unique culture, history, and natural environment, is required to uncover its inherent value.

The rise of remote work and workcations is changing not only the way we work, but also our values regarding where we live and the communities we belong to. In this new era, rediscovering and re-evaluating local communities will be key to sustainable development.
