Share houses are designed for residents to enjoy a community built together with other housemates as the main focus of their life. While Roopt encourages residents to use the share house freely and responsibly, we do not permit private use that may offend other residents. Residents are expected to behave like responsible adults and agree to the following house rules.
■ About cleaning
As a general rule, residents are responsible for cleaning and taking out the trash. While the management (Makigumi Co., Ltd.) will conduct cleaning from time to time, maintaining the environment within the share house in daily life is the responsibility of the residents.
Please sort your waste into combustible waste, non-combustible waste (plastics, metals, glass, etc.), plastic bottles, and cans, and cooperate with waste disposal. However, please follow your local government's rules regarding sorting.
■Regarding common areas
1. What are common areas?
All spaces other than your own private living area will be considered common areas. Specifically, this includes the entrance, living room, bathroom, toilet, washbasin, corridors, stairwells, and other passageways.
Leaving personal belongings unattended in common areas or lending them to relatives, friends, acquaintances, or other persons other than residents (hereinafter referred to as "third parties") without permission is strictly prohibited. When using the common areas, please be mindful of keeping them tidy and clean so that other residents can also enjoy a comfortable stay.
2. Entrance
- Please lock your front door at all times. However, using the door lock is prohibited as it will prevent other residents from entering.
- Regarding smart lock-compatible front door locks, disclosing passwords to third parties, and duplicating, sharing, or lending smart lock accounts are prohibited.
- Regarding standard front door keys, duplicating, sharing, or lending the key to a third party is prohibited.
- If you lose your key, you will be charged 11,000 yen (tax included) for reissuance.
- We can only assist with smart lock malfunctions and lost keys during our business hours (9:00 AM to 6:00 PM).
- Leaving shoes in the entryway is prohibited. Please store your shoes in the shoe rack after returning home and help keep the entryway tidy. However, the storage capacity of the shoe racks varies depending on the property.
- Shoes left in the entryway will be discarded without notice.
- You are allowed to keep up to two umbrellas per person. If you have more than two, please store them in your individual room.
- Leaving trash piled up in the entrance area is prohibited. Please keep the area clean.
3. Living room/balcony
- It is perfectly acceptable to invite residents and third parties to dinner parties or other gatherings. However, as a general rule, dinner parties and other gatherings should be held between 8:00 AM and 10:00 PM.
- Activities that produce loud noises that may disturb neighbors or other residents are prohibited.
- Please exercise extreme caution when handling fire. If you plan to have a bonfire or BBQ in a shared area, please extinguish it completely by the end of the day.
- If you use a portable gas stove, please remove the gas cartridge and put it away on the same day.
- When hosting a meal or party, please ensure that all cleanup is completed by the end of the same day.
- When accommodating a third party who has attended a dinner or party, please be sure to make a reservation (for a fee) in advance through the "Roopt" website. If you are unable to make a reservation, please contact the operator (Makigumi Co., Ltd.).
- Occupying the living room and sleeping there after 10 PM is prohibited.
4. Kitchen
- It is available 24 hours a day. However, since many people are sleeping between 10 PM and 7 AM, please be considerate when using it late at night or early in the morning.
- It is prohibited to place personal belongings (personal dishes, food, condiments, appliances, etc.) in the kitchen or shared storage areas. Any items found to be in violation will be disposed of without prior notice.
- After cooking and eating, please put away cooking utensils and dishes within 10 minutes and return them to their original places.
- Leaving food waste or cooking residue in the kitchen after use is prohibited. Before leaving the area, please dispose of food waste in the drain and corners, and wipe up any dirt or splashes on the stovetop, sink, etc., with a cloth.
- If you notice any abnormalities with the gas supply, please contact your gas company immediately.
- Kitchen size, number of burners, and other amenities vary depending on the property. Please be considerate of other residents when using these facilities.
Rice cooker- Leaving cooked rice unattended is prohibited. After cooking, always portion it out and store it so that other residents can use it, and wash it immediately. - Leaving the rice cooker on the keep-warm setting for extended periods is prohibited.
"microwave oven"- After use, wash the inner plate and wipe away any dirt inside the oven with a cloth. Wipe away any food splatters after each use to keep it clean at all times.
"refrigerator"- Please be sure to write your room number or name on your personal belongings in the refrigerator. - Please store strong-smelling foods in individual storage bags. - It is prohibited to eat, cook, or consume food stored by other residents without permission. - If you spill drinks or otherwise stain the refrigerator, please clean it immediately. - Food that has expired will be discarded without notice. - Please consume items stored in the freezer within one month in principle. Items that have not been used for a long period of time will be discarded without notice, even if they are within their expiration date.
5. Bathroom, shower, and washroom
- The usage time is approximately 30 minutes per person.
- Please dispose of any hair or debris that has fallen into the drain or on the floor in the trash can after each use.
- Please clean the area after each use to ensure no soap or shampoo residue remains.
- After use, please ventilate the area by turning on the exhaust fan or opening windows, and take regular measures to prevent mold growth.
- The use of hair dyes and similar products is prohibited.
- You are free to bring your own shampoo, face wash, etc. However, leaving personal belongings in the bathroom or washroom is prohibited. After using your personal belongings, be sure to take them back to your room and store them there.
6. Toilet
- Please clean and deodorize the product yourself after use.
- When the toilet paper runs out, do not leave it unattended; be sure to replenish it. Check the remaining amount and replenish it frequently, and always keep a spare in the stall.
- Using smartphones, reading, or otherwise occupying the restroom for extended periods is prohibited.
7. Home appliances, furniture, and equipment
- After use, please return the item to its designated storage location so that other residents can use it at any time.
- After use, please clean up any dirt or debris from appliances and furniture, and always keep them clean.
- The exclusive use and personalization of shared appliances and furniture are prohibited.
- If you notice any malfunctions or problems with shared appliances or furniture, please contact the management (Makigumi Co., Ltd.) immediately.
"washing machine"- Please refrain from using the washing machine from 10 PM to 7 AM, as many people are asleep during this time. - Please clean the trash can after each use. - Please perform regular cleaning, such as cleaning the washing machine drum.
《Vacuum cleaner》- Please refrain from using the facility from 10 PM to 7 AM, as many people are sleeping during this time. - Please collect and dispose of any accumulated waste inside the facility after each use.
Air conditioner- Please turn off the power when you are away.
Water heater- During the coldest months, especially on days when temperatures drop below -4 degrees Celsius, please drain the water from your water heater to prevent it from freezing. The method of draining the water varies depending on the property, so please refer to the instructions provided at the time of your contract. If you are unsure of the method, please contact the management (Makigumi Co., Ltd.). - During the coldest months, even if all residents are away from the share house, turning off the circuit breaker is prohibited. This will stop the water heater's freeze protection heater, potentially causing damage or malfunction due to freezing. - If the water heater is damaged due to improper or incomplete draining, the resident may be charged for repair or replacement costs.
8. Internet
- You are free to work remotely while living in the shared house.
- Please conduct online meetings and other activities involving phone calls in private rooms whenever possible.
- Roopt provides internet access. However, we do not guarantee connection speed or stability.
- If you require a more stable and reliable internet connection, please arrange for a separate line contract and have it installed in your room. However, please note that some shared houses may not allow individual line installations, so please inquire for details.
- Due to unforeseen accidents or other circumstances, the internet may become unavailable suddenly and without prior notice.
- We cannot accept any responsibility for personal business activities within the shared house, such as "work cannot proceed due to lack of internet access." In such cases, we will not agree to any rent reduction requests.
9. Bicycle parking area / Parking lot
- Please be sure to lock your bicycle when parked. You are responsible for any theft or damage.
- Free parking is generally limited to one vehicle per person. For parking two or more vehicles, an additional monthly parking fee of 3,000 yen per vehicle will be charged.
- Please be extremely careful to avoid accidents, and in the event of an accident, take prompt action, such as contacting the police.
- Some properties may not have bicycle parking or car parking facilities.
10. Combined use with short-term rentals (Airbnb)
*Roopt Ishinomaki Chuo -COMICHI- is not eligible for short-term rentals.
■Regarding the private area (living room)
1. What is a private area?
This refers to the designated living space specified in the lease agreement at the time of move-in. It is generally available for the tenant's exclusive use as a private room.
2. About the residents
- It is prohibited to have any third party other than the contract holder stay or reside in each private room.
- When accommodating a third party, please be sure to make a reservation (for a fee) in advance through the "Roopt" website. If you are unable to make a reservation, please contact the operator (Makigumi Co., Ltd.).
- Subletting (leasing to a third party) is prohibited.
- Each individual room key will be issued to the contract holder only, one key per person. Unauthorized duplication, sharing, or lending of this key to a third party is prohibited.
3. How to use
- Use for purposes other than residential, such as warehouses or offices, is prohibited.
- Possession and storage of dangerous materials such as drugs and explosives are prohibited.
- Keeping pets without permission is prohibited.
- Making noise that may disturb other residents (such as banging on walls, listening to music, playing musical instruments, or gathering friends to make noise) is prohibited.
- Please use headphones when making calls, watching TV, listening to music, playing games, etc., between 10 PM and 7 AM.
- Actions that emit foul odors that may disturb other residents (such as accumulating garbage, leaving mold unattended, or not showering at all) are prohibited.
- If we detect any unusual noises, odors, or other disturbances, we will enter the premises without prior notice.
- When you go out, be sure to turn off the power to electrical appliances such as lights, air conditioners, heaters, and computers.
4. About DIY renovations
*Roopt Ishinomaki Chuo -COMICHI- is a property where DIY renovations are not permitted.
■Other prohibited actions
- Soliciting other residents or third parties for religious activities or network marketing is prohibited.
- Unauthorized use of shared furniture, appliances, and equipment in individual rooms is prohibited.
- Unauthorized removal of consumables such as toilet paper and detergent is prohibited.
- Smoking is prohibited inside the shared house.
- The use of fire for purposes other than cooking is prohibited.
- Allowing anti-social forces to use, enter, or rent out the shared house as an office or similar facility is prohibited.
